Astonishing price tag of oceanfront lot near Trump’s Mar-a-Lago dubbed ‘most expensive lot in America’

An empty oceanfront lot in Palm Beach has been crowned a ‘trophy property’ as it hits the market for an eye-watering $200 million.  

The two-acre ocean-to-lake plot of land offers the buyer a clean slate to build their dream property from scratch at 1980 South Ocean Boulevard. 

Lined up on Billionaires Row, it’s listed as the ‘only available vacant parcel stretching from intracoastal to ocean.’

Shelly Newman, the listing agent from The Corcoran Group, told Realtor.com: ‘When looking at the neighboring properties on “Billionaires Row”, this property is truly the last of its kind.

‘There is no demolition needed, there is no remodeling needed, this property allows for first-time, ground-up, new construction.’ 

The two-parcel property has been listed before, with a price tag of $150 million, but came off the market only to return with the higher ask. 

‘In Palm Beach proper, there are only approximately 20 properties that expand from ocean to Intracoastal, and this property is one of those few exclusive parcels,’ Newman added. 

‘When you add on that the property has yet to be developed, it is even more of a once-in-a-lifetime property.’

The listing offers renderings from New York and Palm Beach based architect Richard Sammons, which showcases the vision of a Mediterranean compound on the empty plot. 

The ‘notable high elevation’ for a waterfront lot, the listing adds, allows for the possibility of building two homes in the space.  

The empty two-lot offering also lies only six minutes away from President Trump’s Mar-a-Lago with neighbors such as Tommy Hilfiger, Rod Stewart and Sylvester Stallone. 

Its neighboring mansion lies in the hands of casino and resort mogul Steve Wynn, DailyMail.com previously reported. 

Wynn bought the eight-bedroom property, which stands on a 2.25-acre lot, for $43 million in 2019.

Since Trump’s Presidential win in 2024, the demand for luxury real estate in the area soared as sales of high-end properties tripled compared to previous years. 

Margit Brant, a broker with Premier Estate Properties, told Mansion Global: ‘We have undoubtedly seen a huge bump after the election. Palm Beach is now at the center of the universe.’ 

Mansions in the area have flown off the market and, in January alone, 13 homes sold for over $10 million in the county. 

The sales surge began right after Trump was elected. In November and December, 19 homes in that area sold for more than $10 million. Only six homes sold at the same price point at the same time the year before.
