Bengaluru has seen an increase in land prices over the years, but plots in some parts of the city’s north may still be purchased for less than Rs 1 crore. With growing demand and new infrastructure, projects in localities like Devanahalli, Hennur, Bagalur and Kogilu have emerged as affordable options for people looking to invest in land.
According to real estate experts, investors and homebuyers are drawn to these areas. “In some parts of Bengaluru, especially in the north, we’ve seen plotted developments appreciate more significantly than apartments and villas,” Sunil Singh, Director of Realty Corp, told Hindustan Times.
Experts claim that, particularly in the years after the pandemic, land values have risen in the east and central regions of the city, notably the areas close to Koramangala and Indiranagar. Localities in North Bengaluru, such as Hebbal and Devanahalli, are still attracting investors due to their consistent growth.
Brokers claim that plotted projects by Grade A developers in the Devanahalli area of north Bengaluru start at least Rs 7,000 per square foot for a modest 1200 square foot plot, according to the Hindustan Times. One of the best places to get reasonably priced plots in the city’s north is Devanahalli, the publication adds.
Due to current infrastructural improvements and the neighbourhood’s proximity to Kempegowda International Airport, the area has experienced tremendous growth.
For individuals looking to purchase a plot inside the city limits, Horamavu and Kalkere are reportedly good choices. According to brokers, the prices of the plots in Horamavu and Kalkere range from Rs 80 to Rs 90 lakh. Other northern locations, such as Kogilu, as per brokers, have affordable plots with sizes ranging from 1,200 to 2,000 square feet for as little as Rs 64 lakh.

According to reports, experts point to Devanahalli, Hennur, Bagalur and the Yelahanka periphery as new hotspots for planned constructions.
