One thing that America’s most expensive zip codes have in common as study reveals priciest area in every state

 America’s most expensive zip codes have been revealed, and they all have one thing in common – water. 

RealtyHop conducted their annual study for the most expensive zip codes across the nation and found a key aspect in common with each. 

The three most expensive zip codes in the country reside along the coasts or sit on or near beaches and overall, many zip codes also boast waterfront properties, according to the study.

Atherton, California, has claimed first prize for the fifth consecutive year as the nation’s most expensive zip code. 

For years, the suburb in the heart of Silicon Valley has been home to tech giants and celebrities with a median list price of $7.75 million in the 94027 zip code, making it no surprise that it claimed victory once again. 

Coming in as the second most expensive zip code was Miami Beach 33109, with a median list price of $6.1 million, jumping from $5.5 million just last year and all the way from fourth place in 2022. 

The popular city in the Sunshine State has continually maintained its pricey status as it placed as number three in the 2023 report, climbing one position this year. 

New York State had two zip codes in the top ten, both in the Hamptons which is famous for its expensive, beachfront properties.

Coming in as the second most expensive zip code was Miami Beach 33109, with a median list price of $6.1 million

The most expensive zip in New York, and claiming third place in the nation, is 11962, mainly the village of Sagaponack, with a median list price of $5.995 million. 

The city, nestled on Long Island, was bumped from its second place ranking last year with a median sales price of $8,075,000. In 2023, the town saw a 40 percent increase in its sale value after its median listing price in 2022 sat at $5.75 million. 

Fourth place has been taken this year by 31561 Sea Island, Georgia, with a median list price of $5,499,000. Closely followed in fifth place by 11976, Water Mill in New York, with a median of $5.295 million. 

Teton Village, 83025, in Wyoming, followed in sixth place with a median listing price of $4,995,000. 

Two more California zip codes made the top 10, reported the New York Times, with Newport Coast in the 92657 zip at seventh place with $4.95 million and Santa Barbara in 93108 in eighth place with $4.85 million – both picturesque, coastal communities. 

The city is home to the exclusive Montecito enclave that well-known celebrities including Oprah Winfrey and Prince Harry and Meghan Markle.

Santa Barbara first gained a spot in the top 10 in 2021 when it ranked seventh with a median sale price of $4.1million.

For years, the suburb in the heart of Silicon Valley has been home to tech giants and celebrities with a median list price of $7.75 million in the 94027 zip code 

RealtyHop’s study reached its annual ranking by finding the three highest median prices in all 50 states and Washington D.C, based on more than three million properties listed for sale between January 1 and October 15. 

The study found the median list price from the most expensive zip code in each state is $1,550,000. 

Rogers, Arkansas, in the zip code 72758 was found to be the least expensive zip on the list, with a median list price of $408,403. 

In coming to their findings, Realty Hop said: ‘This RealtyHop Most Expensive Zip Codes Report analyzed the most expensive zip codes in the United States using over three million for-sale listings drawn from the RealtyHop database during the period between January 1, 2024, and October 15, 2024.

‘To produce the ranking, the median price for each zip code was calculated and sorted from most expensive to least expensive.

‘The following building types were used to calculate median sales price: condo, co-op, house, multifamily, residential, townhouse, and triplex. 

‘Any listings classified purely as ‘land’ were excluded from the study. Any listings with invalid zip codes, including single-building zips located in New York City, were also excluded.’
