Shapoorji Pallonji Real Estate (SPRE) has unveiled its luxury residential project with The Dualis, for all high-net-worth individuals looking forward to long-term investment in luxury housing. In a partnership with KREEVA (Kanodia Real Estate Venture Arm) and ASK Property Fund, the project will be developed in Gurugram’s Sector 46, expected to generate a revenue of more than Rs 1,200 crore over the next five years.
At a height of 150 metres, The Dualis will join the group of the tallest residential towers in the area. It is worth mentioning that The Dualis marked SPRE’s second project in Gurugram, following 2019’s successful launch of Joyville Gurugram on the Dwarka Expressway.

As per an official statement, the project will feature two towers with a total of 198 luxurious 3 and 4-BHK apartments with saleable areas ranging between 2,900 to 3,600 square feet. The apartments will be created with wraparound decks and expansive layouts, offering seamless indoor-outdoor living experiences. With more than 60,000 square feet of amenity space, The Dualis will also offer additional amenities like a banquet hall, salon, spa, reading zones, gymnasium, yoga spaces and a barbecue area.
The property’s elevated levels will feature a swimming pool, a golf simulator, indoor games, and children’s play areas.

The property, which is located with direct access from the 60-metre-wide Netaji Subhash Marg and near Golf Course Road Extension and Huda City Centre, offers excellent connectivity to major arterial routes like Sohna Road, NH8, Golf Course Road, and Golf Course Extension Road. Additionally, it also provides a close proximity to Medanta Medicity, along with the upcoming IKEA.

As per a Business Standard report, the pricing for the luxury apartments at The Dualis will begin at Rs 6.3 crore (inclusive of 5 per cent GST) for a 3-BHK unit, while a 4-BHK unit will cost around Rs 8.35 crore. However, the bookings will be subject to an additional stamp duty and government charges as applicable during possession.
With an estimated revenue of over Rs 1,200 crore, Shapoorji Pallonji’s new launch promises to be more than just a luxurious living option. With Gurugram being one of the most lucrative real estate markets, the strategic location of the property will make it a “future-proof” asset for all, the company asserts. Gurugram accounts for 87 per cent of all luxury segment launches, witnessing a jump of 84 per cent in the last five years across the real estate market.
